One of the most common and costly mistakes for sellers is making wrong or unnecessary repairs!  You need to know the market requires to be competitive and what repairs will actually help.

 Often times repairs or improvements can cost the homeowner thousands of dollars.  In our experience this is the most common mistake that seller's make. They spend money,time, and effort making either the wrong repairs or repairs that don't increase value or appeal of the home.

Know What Your Buyers Will Be Comparing Your Home To! 

First time buyers usually don't have any extra cash to make repairs: replace carpets, plumbing, electrical, etc. They will usually pay more for a home that doesn't need much. Since they can usually afford a slightly higher mortgage payment easier than they can afford to pay cash to replace or repair something, for example a stained carpet. A previous home owner has more experience in making repair or upgrades and is usually more comfortable with the process.
